6127 Riverview Way

6127 Riverview Way is a complete re-imagination of a classic Tanglewood 1966 mid century modern brick home. Purchased by the present owners from the original1966 owner in 2012, and completely gutted and rebuilt over the course of 16 months, extensive thought was given to retaining the homes elegant features while thoroughly modernizing every aspect of the homes design, function and amenities. The original brick facade, gleaming terrazzo floors, fireplace location and drawer pulls were all retained and re-used, while every other aspect of the house was completely replaced and modernized, including plumbing, electrical, home automation & security, and HVAC systems.

This Green Built Gulf Coast 'Silver' Certified sustainable dwelling includes passive solar-design, Ecostar wind resistant roofing tiles, high efficiency light fixtures, spray foam insulation, high efficiency dual compressor Amana HVAC system, and many other features that drive its cost of operation down while keeping inhabitants comfortable, maintaining privacy in a light filled space.

6127 Riverview Way is a  four bedroom, five bathroom 4,478 square foot home that was designed by Austin Architect Tom Hurt for a professional couple and their twin seven-year-old children. It is a block and a half walk (or golf cart ride) from the Houston Country Club, and minutes from The Kinkaid School and Galleria Amenities.

Interior light is maximized while maintaining privacy and security, while minimizing any exterior noise. Each of the bedrooms is filled with natural light through skylights and pop up clerestory windows.

Details were painstakingly crafted throughout the interior. Extensive use was made of built in cabinets to store everything from album collections to cases of wine to children's toys.

The front entrance showcases the original restored terrazzo floors.

A two sided gas fireplace opens from the media room to the living area.

Stair to the second floor integrates conceptually into the design of the house, utilizing Texas hardwood stair treads, steel, and white oak wood paneling.

The main living space is ideal for entertaining in whatever way the owner sees fit. It can be used as a living room or formal dining room. The overhead light fixture is a Mercury Suspension Light by Artemide. Built in bench seat with custom designed upholstery extends from the wet bar beyond.

Viewed from the wet bar, the living and kitchen bar spaces create many places to have conversations while entertaining.

The master bedroom is a completely private space that integrates and flows into the master bath area through the 'inside atrium'.

The master bathroom features a poured in place tub and dual integrated rainshowers and shower wand. The 'inside atrium', an original design feature of the house, creates a spa like atmostsphere.

The master bathoom integrates skylights and high windows. Privacy is maintained while creating a light filled experience for the owner.

Focus was given to presenting gardens of native Texas plants framed in steel hardscaping, maintaining privacy, and preserving the original architectural intent of the mid century modern design.

The property is extensively landscaped with a palette of naturally drought tolerant Texas native plants and palisades zoysia.
Extensive french drains have been installed and are designed to move water around the house to exit at the street.

Landscape irrigation is fully automated through the implementation of an app controlled and environmentally sensitive Rachio controller. The Rachio automatically adjusts the amount of irrigation given the time of year, type of landscape (grass, flower bed, etc), type of soil, and current climate conditions.

A pathway of mature crepe myrtles shows visitors to the front entrance.

A juxtaposition of angles demonstrates the architectural merit of the home - whole mexican brick & atriums are preserved from the original design. Clerestory and "pop-up" design elements bring light into the home while maintaining privacy.

The rear of the home shows the care and attention given to creating a private patio space.

Viewed from the southeast, one can see the extensive use of windows to let light in while maintaining privacy.
